Victoria Gate, Woking

Desco delivered the M&E design services, on behalf of Aviva Investments, for the award winning, Victoria Gate project which involved the major redevelopment of an existing 1985 town centre office building.

The project now provides modern office premises, upgraded to Category A standard in accordance with the BCO 2014 Standards and is now home to the luxury automotive and technology business McLaren Group who recently completed a 20-year lease.

The project included the complete redesign of the building façade and reception area to create a double height feature entrance, rationalisation of the internal space and creation of a new fifth floor and terrace area with a feature ‘floating roof’. The redesign increases the building’s footprint to provide an additional 12,000sq. ft to take the capacity to circa 63,500sq. ft.

Desco designed the incoming services to the building to connect to Woking’s local combined cooling heat and power network operated by Thameswey Energy Ltd from the energy stations in Woking town centre and in Woking Park. These energy systems and networks provide highly efficient heat, chilled water and electrical energy with significantly lower carbon emissions than conventional ‘grid’ distributed power and individual gas boiler or electrical heating systems.

The building achieved the targets set for both BREEAM and EPC. It is now BREEAM ‘Excellent’ rating and also EPC rating B.
