The new office development will help with the increased demand for workspace in Gateshead.
Riga is a new build office development at Baltic Quarter in Gateshead, offering modern Grade-A workspace for over 600 people across 5,000m2.
Desco designed the MEP services for the new state-of-the-art office building which sits on Gateshead Quayside. It was designed as a grow on space for the next generation of science, technology, and knowledge sector businesses.
There is a high demand for workspace in Gateshead and the new Riga development was designed to help ease the increased demand. It is the first Grade A office building to be delivered in the area for around 10 years. The space provides an occupancy ratio of one person per 8m2.
Moveable building floorplates were included in the design which allow spaces to be subdivided into two or three spaces, which supports the requirements of the current market. The six-storey building also benefits from a shared reception area within an atrium space that rises through the building and accommodates a feature stair and open balconies at each level, providing access to the office floor plates, lifts and WCs. There are also shower facilities and a secure cycle storage for employee’s wellbeing.
The Riga office has been designed with several sustainable features, which helped it to achieve an EPC rating A and designed to BREEAM ‘Excellent’ specification. The building features floor-to-ceiling windows to flood the building with natural daylight and the building is connected to the local district heating facility. The connection to the Gateshead Energy Centre will bring significant benefits to the building in reducing the carbon footprint on comparison to utilising an independent gas fired plant, along with photovoltaics on the roof.
